1. About these terms

These terms apply to everyone who uses dreaMalta, including visitors, registered users and advertisers. By creating an account or submitting a listing you agree to them.

2. Listings and the €5 fee

• Each property listing costs €5 for one month of publication. Each renewal costs €5 for a further month.
• Each property has its own fee, review, expiry and renewal. The outcome for one property does not affect another.
• The listing fee is non-refundable, including where a listing is rejected, suspended, removed or deleted by the advertiser.
• Payment does not guarantee approval or publication.
• Card payments are handled by our payment provider. dreaMalta does not store card details.

3. Advertiser authority

Before submitting, every advertiser must confirm: "I confirm that I am the owner of this property or that I have the owner's permission/authority to advertise it on dreaMalta." This declaration and the time it was given are stored with the listing. Providing a false declaration may lead to removal of listings and suspension of the account.

4. Review and approval

• Every listing is manually reviewed before publication. dreaMalta has final approval.
• Listings must accurately represent the property. Photos must genuinely show the property; AI-generated, misleading, poor-quality or irrelevant photos are not allowed.
• We may reject a listing, request changes, or ask for clarification or evidence.
• Once a listing is live, it cannot be edited directly. Amendments must be requested and approved by dreaMalta.

5. Our right to reject, suspend or remove

dreaMalta may reject, suspend, expire or remove any listing, and suspend any advertiser account, at its discretion — including where information is inaccurate, a listing is reported, or authority cannot be confirmed. Suspended advertisers cannot submit new properties and their listings are hidden.

6. Enquiries and conduct

Enquiries are sent through dreaMalta. Users must not send spam, abusive or unlawful messages. dreaMalta can access enquiry history for moderation and safety.

7. Reports

Anyone can report a listing. Reporter identity is never shared with the advertiser.

8. Accounts

You may delete your account at any time. Some transaction and audit records may be retained where legally required.

9. Liability

dreaMalta is a listing platform and is not a party to rental agreements between users and advertisers. Users should carry out their own checks before entering into any agreement.

10. Governing law

These terms are governed by the laws of Malta.
